Managing a Rental Property Comes With More Responsibility Than You Might Think

Managing a rental property yourself may seem straightforward, but landlords have a number of legal responsibilities to stay on top of throughout a tenancy.

A recent case in Perth highlights why getting these details right is so important.

Landlord Fined Over Unlodged Tenant Bond

A Jane Brook landlord has been fined $3,300 and ordered to pay $2,606 in costs after failing to lodge a tenant’s $2,200 security bond within the required 14 days.

The bond was received in December 2023 but remained unlodged for more than 900 days before the matter reached sentencing.

The case is a reminder that landlords who manage their own properties are responsible for understanding and following WA’s tenancy requirements. With rental laws continuing to change, keeping up with these obligations can become increasingly difficult.

Why Professional Property Management Matters

Property management involves much more than collecting rent. Landlords also need to stay on top of bonds, inspections, repairs, tenant communication, notices, records and changing tenancy requirements.

A professional property manager deals with these responsibilities every day and has systems in place to manage the important details throughout the tenancy.
