Make Your Property Safer

Perth weekly market snapshot for week ending 1 February 2026

Perth’s property market slowed a little last week, with a total of 674 sales transactions, which is 12.4% fewer than the previous week. This kind of dip isn’t unusual and often reflects short-term changes rather than a shift in the overall market.

Looking closer, house sales fell by 7.3%, while unit sales dropped more sharply by 30.8%. On the other hand, land sales increased by 14.6%, showing that demand for vacant land is still holding up, even as buyer activity softened in other areas.

Top performing suburbs – sales

Baldivis led the way again with 15 sales, followed by Ellenbrook (11). Balga and Como each recorded 10 sales, while Armadale rounded out the top five with 9 sales.

The highest sale price for the week was $2,810,000 in Wembley, while the lowest sale price recorded was $570,000 in Perth, highlighting the wide range of price points currently active in the market.

Homes Available for Sale

At the end of last week, there were 2,468 properties for sale across Perth, which is 3.1% more than the week before.

This increase was mainly due to:

  • More houses coming onto the market (up 4.6%)
  • A small rise in unit listings (up 1.1%)
  • Land listings remaining steady

While stock levels have risen recently and are now 32.5% higher than four weeks ago, they are still 49.3% lower than this time last year. In simple terms, there are more homes available than a month ago, but far fewer than buyers had to choose from a year ago.

Rental Market Snapshot

In the rental market, 2,060 properties were available for rent at the end of last week, which is 2.3% fewer than the previous week.

Despite the weekly drop, rental supply is 17.4% higher than four weeks ago, suggesting some relief compared to earlier in the year. However, listings remain 3.8% lower than a year ago, so the rental market is still tight overall.

Top performing suburbs – rentals:

The suburb of Perth recorded the highest number of rental listings with 22, followed by Baldivis (12) and Eglinton (11). Como and Scarborough each recorded 10 listings.

A total of 610 properties were leased last week. This was lower than the previous week (down 24.5%), but leasing activity has jumped sharply compared to a month ago and is 141.1% higher than four weeks ago. Compared to the same time last year, leasing activity was 6% lower.

So, What’s Happening in the Market?

Overall, sales activity eased slightly last week, especially for the units, while more homes became available for sale. Rental market supply dipped a little week-on-week, but leasing activity remains strong, showing that demand from tenants is still there.

As always, these weekly figures can move around, but they continue to point to a market where demand remains solid and supply is still relatively limited.
