Perth’s million dollar club
Perth’s million dollar club reached 100 suburbs in 2024
A record 37 suburbs joined Perth’s million-dollar club in 2024, bringing the total number of suburbs with a median house sale price of $1 million to 100.
REIWA CEO Cath Hart attributed the significant increase to strong price growth throughout 2024.
“In a typical year, only a handful of suburbs would see their median house sale price rise above $1 million,” she said.
“However, in 2024, the Perth property market recorded some of the highest growth since the 2006-07 boom, with annual median house sale price growth peaking at 24.8 per cent in October.
“As a result, 37 suburbs reached the million-dollar mark last year, compared to just eight in 2023.
“The previous record for suburbs added to the million-dollar club in a calendar year was 14, set in 2006.”
No suburbs from the 2023 list saw their median house sale price drop below $1 million in 2024.
Among the 37 new additions, three suburbs—Highgate, Burswood, and West Swan—returned to the list after previously falling below the threshold.
“Prices fluctuate from year to year, depending on what is selling in that time period, and we regularly see suburbs around the million dollar mark come and go from the list,” Ms Hart said.
West Perth recorded the highest price growth among Perth’s newest million-dollar suburbs, with its median house sale price rising by 48.9% to $1,340,000.
REIWA CEO Cath Hart said West Perth had long been overlooked in favor of neighboring city-fringe suburbs like Leederville and Highgate but was now gaining traction among buyers.
“Our members tell us this growth has been a long time coming,” she said.
“As prices rise in neighboring suburbs like Leederville and North Perth, more buyers are turning to West Perth. Young families, in particular, are purchasing at the lower end of the market.
“With only a small pocket of houses available, this increased demand has put strong upward pressure on house prices.”
Riverton followed as the next best-performing newcomer, recording 39.7% annual growth, while Burswood (39.6%), Guildford (39.3%), and Highgate (39.0%) also saw significant gains.
Peppermint Grove maintained its status as Perth’s most expensive suburb, reaching a record median house sale price of $5,035,000 by the end of 2024. The suburb’s median price rose 23.6% over the year, marking the first time a Perth suburb has exceeded the $5 million threshold.
REIWA CEO Cath Hart attributed the price milestone to high demand in the exclusive suburb.
“Peppermint Grove is a very desirable but small suburb, with limited properties available. When homes hit the market, competition drives prices up,” she said.
“However, our members believe the $5 million median is more reflective of several high-priced sales rather than a broad market surge.”
The suburb’s highest sale in 2024 was 59 Keane Street, which sold for $20,100,000 in March. Meanwhile, Perth’s overall most expensive sale was 177 Wellington Street, Mosman Park, which sold for $25,000,000 in May.
