Theft at rentals
Theft at rentals? What to do?
Discovering a theft at your rental property can be unsettling, bringing feelings of frustration and insecurity. Along with the emotional impact, there are also practical matters to handle. If this happens, it’s important to take the right steps to address the situation and protect your interests.
Secure the premises:
If a break-in has occurred, securing the property should be your first priority. Most landlord insurance policies require you to take action to prevent further loss, which may include boarding up broken windows, replacing damaged doors, or calling a locksmith to fix compromised locks. Before making any temporary or urgent repairs, be sure to document the damage with photos or videos to support any insurance claims.
Contact your insurer:
It is a good idea to get in touch with your landlord insurance provider as soon as you are made aware of the theft.
Report the crime to police:
If you intend to make a claim on your insurance (Finder says one in three thefts go unclaimed), you must report the theft and obtain a crime or Police Report number (this needs to be submitted with your claim).
Take an inventory (make a list):
When filing a police report, you’ll need to inform your insurer about any damage to the property and any stolen items. The police will guide you on the details required for their report, while your insurer will outline what they need from you for your claim.
Heads up: If your tenants’ possessions were stolen, they must file their own report and claim through their insurance. A landlord’s insurance policy does not cover a tenant’s belongings.
Next steps:
Check with your insurer about the next steps. You may need to obtain quotes for repairs and replacements, or a loss adjustor might be appointed to assess the damage. Avoid arranging non-urgent repairs or replacing items until you have confirmation from your insurer—unauthorised work could leave you out of pocket and delay your claim settlement.
