Stamp Duty Relief

WA Government Increases Stamp Duty Relief for First Home Buyers

The WA Government has announced major changes to stamp duty thresholds to make homeownership more affordable for first home buyers.

From 21 March 2025 (subject to legislation approval), the new stamp duty exemptions and concessions will be:

  • Perth & Peel: No stamp duty for homes up to $500,000 (previously $450,000), with a concession available up to $700,000.
  • Regional WA: No stamp duty for homes up to $500,000, with a concession extending to $750,000.
  • Vacant Land (Statewide): Exemption increased to $350,000, with a concession available up to $450,000.

These changes mean a first home buyer purchasing a property for $500,000 could save nearly $18,000 in stamp duty.

More Support for Off-the-Plan Buyers:

The government has also increased stamp duty concessions for off-the-plan homes (apartments and now townhouses on strata plans):

  • No stamp duty for new dwellings up to $750,000 (previously $650,000).
  • 50% concession for purchases above $850,000.
  • For under-construction homes, a 75% concession applies up to $750,000, tapering to 37.5% for higher values.

These changes aim to make homeownership more accessible and encourage new residential developments.

Important Note: The legislation must be passed in Parliament before it takes effect. Until then, current stamp duty rates apply, but eligible first home buyers can apply for a refund once the changes are implemented.
